Terms of Auction Disclosed to Bidders

Winning bidders will need to pay for their invoice for their unit(s) from the auction along with a $150 deposit per unit before they will be given the access code(s) to their unit(s). All units need to be completely cleaned out and broom swept by 3:00 PM on November 26, 2024, with post cleanout pictures sent to Beloit Auction staff by that time or they will lose their deposit. No dumpsters are provided onsite. Failure to fully completely clean out the unit will result in penalties.

Invoices will be charged to the winning bidder’s credit card or debit card on file with Beloit Auction Service, Inc. after the auction has ended (by 10:00 AM on Wednesday, November 20, 2024). In the event a payment is unable to be processed, winning bidders will have until 6:30 PM on Thursday, November 21, 2024, to make their payment in full by any payment method acceptable to Beloit Auction Service, Inc. Failure to make payment within that time frame will result in loss of the auction lot(s) and account suspension.

Any bids placed within the last 90 seconds of a lot closing on the auction will cause the auction time on that particular lot to extend an additional 90 seconds from that time. This will continue until 90 seconds have passed with no further bids on that lot.

Winning bidders understand they are entering into a binding purchase contract. Failure to pay for and clean out the unit completely will result in the bidder's account being suspended.

The facility has the right to cancel the auction at anytime, including for (but not limited to) compliance with applicable lien and other laws and regulations as well as the Illinois Self-Service Storage Facility Act.

The defaulted tenant has the legal right to cure the account thus cancelling the auction of their particular unit(s). This is true up until the payment is received from the winning bidder to Beloit Auction Service, Inc., unless otherwise stated in the state's lien laws or facility. All payments received are time and date stamped on the winning bidder’s invoice.

Winning bidders are responsible for their winning bids and other fees associated with their account regardless of whether they claim ownership of the Personal Property in the unit(s).

By registering and agreeing to our Terms of Use, all bidders agree to not dispute credit card charges processed through Beloit Auction Service, Inc.

Upon account being suspended, all active winning bids for a lot or lots will be removed and the lot(s) will be marked as “No Sale” on the Beloit Auction Service, Inc. online bidding platform.

If a unit sale has zero bid(s) or the highest bidder and or subsequent bidders have failed to pay and follow through on the sale, then the unit becomes property of the Seller (Rock ‘N’ Lock Storage LLC, an Illinois Limited Liability Company) and they can dispose of items or relist the unit, at their discretion.
